CLIENT LOT ANALYSIS

At Grandfield Custom Homes we go out and walk the home site with you. We carefully consider everything from tree clearing to sun orientation, to topography, etc. We help you understand how your home design will work with the characteristics of your lot.

More importantly, we help you analyze the tangible lot costs such as purchase price, utilities, property taxes, topography and associated building costs, architectural restrictions and subdivision related costs. We also look at intangible lot costs such as the view, location, schools, community, amenities, lifestyle, etc. By analyzing all costs associated with a lot we can create a more realistic idea of the true costs of building on a given site.

By performing our lot analysis we are often able to save our clients many thousands of dollars, and help them find a site that is better suited to their home design and lifestyle.

OUR PROCESS: STEP ONE

It is important to Grandfield Custom Homes that you feel confident that our team can create a home that will be a good fit for you and your family. Therefore an informal complimentary introduction is always our first step to learn about your project before deciding to move forward.

STEP TWO: PRE-DESIGN

  1. Do you own a lot and want a Custom home built by Grandfield Custom Homes?
  2. Do you want to choose a lot owned by us from our Land Inventory List?
  3. Do you have an area and lot size in mind and want us to acquisition the lot for you?

STEP THREE: YOUR WANTS AND NEEDS (WISH LIST)

We will ask you to fill out a detailed questionnaire in order to fully understand you and your family’s functional requirements and design preferences. This will tell us your lifestyle, your hobbies and your passions as well as any practical needs to help us create a home that truly reflects you as a homeowner.

STEP FOUR: THE ZONING BY-LAWS

Each municipality is governed by zoning by-laws that can restrict property lines, square footage and height restrictions. Part of our process is to do a thorough zoning review prior to the start of your house design.

STEP FIVE: HOME DESIGN

Grandfield Custom Homes will take into account all the requirements and desires from your Step Two: Pre-Design stage to create your initial design concept. This will be presented to you to show the functionality, beauty, economical green initiatives and all your particular unique custom features. This first design concept will include:
